Newlands – looking back over the last 12 months.
Chas Everitt is fortunate to be represented by Sally Shaw and Lynne Crosland who work in the sales and rental market in Newlands and the surrounding areas.
The challenges of joining in a depressed property market in 2019 and then the Covid19 pandemic in 2020, has been a baptism of fire! interesting, However, they have remained positive and worked closely with their sellers, buyers, landlords and tenants, successfully finding the best solutions for all parties. The letters from clients in all these categories speak to a service-driven team, of which we are very proud.
During this time, Sally and Lynne have concluded 3 sales and 20 rentals, with 4 lease renewals. Many of the rentals were initially properties for sale but as the market conditions became even more challenging, those sellers not under great pressure to sell, were assisted to find tenants for their properties, generating an income for the property owners. Not one tenant placed by Sally and Lynne has defaulted on their rental obligations.
Both Sally and Lynne come from a corporate relocations background, which demands a very high level and standard of service. They are used to working closely with all parties involved to find the best solution for the sellers and their buyers and landlords and their tenants. Sally and Lynne understand that good communication and integrity prevents problems.
In the current rental market, they have noticed that there is a great demand for family homes with three or more bedrooms and a garden. Rentals between R16 000 and R25 000 move very quickly in the area. Most of the tenants are professionals with school-going children or young executives who are not ready or prepared to commit to purchasing a home at this time.
In the sales market, the properties that are selling the fastest, according to Sally and Lynne are in the R5 500 000 – R6 500 000 price range. Properties above this price bracket tend to remain on the market a bit longer.
Newlands is of course the sports capital of the Cape and is extremely central, with excellent access to town and most areas of Cape Town. Hiddingh is very popular for young families, and Newlands Village, including Palmboom Road area, is extremely sought-after for those who love the village lifestyle, with an easy stroll to the many boutique shops, coffee shops and restaurants. Fernwood is appealing to clients needing larger homes and Fernwood Upper offers spectacular views across the Peninsula.
Both Sally and Lynne are residence agent and have lived in Newlands for many years. Sally lives in Fernwood and Lynne, in Hiddingh so they understand the area better than most.
